Dale was an Emergency Medical Technician for 4 years, a Boy Scout leader for 15 years, and had/has relatives in various types of care facilities.
He has seen a number of terrible places people are living.
Dale has been a landlord since 2004 and has owned, rehabbed, rented and sold many residential properties, and currently owns several residential properties with typical tenants.
A local church Pastor contacted him about renting my 4-plex so he could rent rooms to people they serve. The people may stay weeks or months.
This was his A-hah moment.
I talked with a bunch of people doing various types of care places, started researching local options and requirements and then expanded to researched all the US States.
The result is a tremendous amount of information, see a huge need, and opportunities to match Residential Care needs and real estate investors abilities.
Therefore – he has changed from having “Tenants” to having “Residents”. This is a perfect way to combine his experiences and knowledge into a win-win opportunity. He had a tenant move out of one property and it now has Residents and he will change other houses when the lease expires. Dale is also actively looking to buy or rent more houses for each of the 3 options.
Yes, Dale admits he is new to these opportunities, but he is definitely not new to the individual elements. He have also built a relationship with a bunch of very experienced people who can help him and you. No one knows everything.
Dale also decided to take all the information, add his experiences, and other resources to make ALL this information available to other real estate investors. There is now Residential Care Investing information for other real estate investors to know and start doing.
Residential Care is so important now with the Baby Boomers, a massive number of people with disabilities who do not want or need to live in an institution or commercial facility, and for other people wanting a decent place to live.
